Position Description Summary:

The single point of accountability for the delivery of a large project including design, scope, cost & schedule.



Primary Duties, Responsibilities:

  • Responsible for managing a larger project and team than a Project Manager I &II.
  • Develop CFLs (Customers for Life.)
  • Serves as the main Point of Contact for a project.
  • Responsible for design, trade and subcontractor management.
  • Leadership role to entire project team, including identifying and delegating the responsibilities of team members.
  • Applies defined policies and procedures and takes responsibility for decisions and project issues.
  • Develops and implements procedural systems and strategies to ensure the continuous improvement of project teams and overall project performance.
  • Responsible for developing a clearly defined repeat client base and assists in future work procurement with these customers.
  • Consistently provides customer with all job related information regarding status of project.
  • Support Field Labor
  • Secure Maintenance Contracts
  • Equipment selection and subcontractor procurement.
  • Responsible for budget analysis reports, cost and revenue projections, budget analysis, change orders, construction plans etc.
  • Responsible for equipment purchases, subcontractor scope and buyouts.
  • Solely responsible for any cost impact related issues or problems
  • Identifies roles and responsibilities of the team
  • Mentors Project Team
  • Solely responsible for negotiating and managing contract changes



Knowledge, Skills and Abilities:

  • Proven ability to manage multiple projects at one time.
  • Demonstrated ability of training and developing successful project teams.
  • Demonstrated skills of proactively planning projects and improving their gross margin. 
  • Ability to lead preconstruction activities on a major project.
  • Ability to perform value engineering analyses.    
  • Strong knowledge of engineering systems, higher than the PE or PM level.
  • Ability to estimate large jobs in a fast paced and demanding environment.
  • Ability to communicate with all levels of management.
  • Ability to present proposals and give sales presentations.
  • Ability to manage large project team resources.
  • Strong knowledge of building HVAC mechanical systems.



Education / Experience:

Bachelor’s degree in Mechanical Engineering, Civil Engineering, or Construction Management, 10-20 years experience in related field.

Physical Capabilities:

 

  • Ability to read and interpret technical documentation including CAD drawings, Blueprints, Submittals, etc.
  • Ability to work at a computer terminal with mouse and keyboard for several hours per day.
  • Ability to visit job construction areas and climb stairs, maneuver in and around pipe work and air ducts and work safely in close proximity to construction materials and equipment.
